In February 2025, the property was brought to market with Furnell Residential after previously being marketed unsuccessfully by a national estate agency over a period of several years. During the previous campaign, a sale had been agreed but later collapsed due to concerns surrounding historical structural movement dating back more than 30 years.

Following the failed transaction, the previous agent advised the seller that the property was effectively unmortgageable. As a result, the asking price was reduced by £100,000 and the property was remarketed exclusively to cash buyers. Despite this significant reduction in price, no successful sale was achieved.

Drawing on professional expertise as a qualified building surveyor, we assessed the historical movement differently and concluded that the issue did not present the level of risk previously suggested. With confidence in the property’s marketability, we repositioned and relaunched the property at an asking price of £325,000.

A targeted marketing strategy, combined with clear communication and proactive sales progression, resulted in a successful sale and completion within six months - without compromising on value.

The transaction also required careful management due to the seller residing in Australia. Communication was therefore frequently conducted outside standard UK office hours to ensure momentum was maintained throughout the process. Given the seller’s previous negative experience, there was initially a strong level of distrust towards estate agents. However, through consistent communication, transparency, and hands-on support, a strong working relationship was established.

The outcome was a successful and efficient sale process that delivered an excellent result for both seller and buyer, restoring confidence while achieving a fair market value for the property.
